Staying With Us

For the holidays and the peak winter weeks, six to nine months is not unusual — those dates go early and they do not come back. Summer is easier, four to six months. Shoulder season you can often book inside a month. If your dates are fixed and the house matters, book early; if you are flexible, tell us and we will point you at the weeks that are genuinely good value.

Yes, and it is longer than most visitors expect. Teton County requires a thirty-night minimum on short-term rentals across much of the valley, so a great many of our residences cannot be let by the weekend regardless of what anyone would prefer. Some properties sit in zones where shorter stays are permitted. Ask us about specific dates and we will tell you plainly what is possible.

Our luxury residences are inquiry-only. The right rate depends on the season, the length of stay and the number of people, and publishing a single nightly figure would be wrong for most enquiries. Send us the dates and you will get a real number rather than a starting-from.

We will tell you exactly who to call, and we will often call ahead for you. What we do not do is sell you a package or take a commission on it — we keep a short list of the outfitters, guides and restaurants we use ourselves, and we would rather hand you the right name than resell you something.

Linens, towels, a stocked kitchen and the basics are in place before you arrive. Ski storage and fittings can be arranged ahead so day one is not spent in a rental shop. Groceries and stocking we can handle on request. What varies is hot tubs, pets and whether a property has a generator — all property-specific, so ask.

You call, and someone local answers. Our team lives in this valley, which means the response to a heating problem at 9pm is a person who can get there, not a message left with an out-of-state office.

Owning a Home Here

Caretaking looks after the house — weekly inspections, seasonal systems work, vendor oversight, an after-hours number. Rental management runs the letting business on top of that: pricing, marketing, guests, statements. A great many of the homes we look after are never let to anyone, and caretaking is a full service in its own right rather than the maintenance half of a rental programme.

No. Comprehensive caretaking stands alone, and a significant share of our portfolio is caretaking only.

Caretaking runs on a flat monthly fee covering routine oversight and on-call availability, with work beyond that billed by the hour. Rental management is a commission on rental income, and it is lower when caretaking runs alongside it, because a house that is already maintained is cheaper to keep guest-ready. Your actual numbers depend on the house and how you intend to use it, so we quote them in a written proposal rather than publish figures that would be wrong for most owners.

Every proposal we write is built from standing in the house, so it starts with a walkthrough. Send the application on Join Our Portfolio, we will call within two business days, and the written proposal follows the visit.

No. We are deliberately small and we do decline homes — usually where significant deferred maintenance would need addressing before the house could be let to the standard the rest of the portfolio is held to, or where an HOA prohibits letting. It is better to establish that in a phone call than a year in.

Twelve months initially, renewed by mutual agreement, and either side can terminate on ninety days’ written notice. Twelve months is not a lock-in; it is one full cycle of seasons, which is the shortest honest period over which this can be judged.

A named caretaker who physically walks the property each week and knows its systems, and an operations coordinator who is your single point of contact. The same people, every week. It is not a call centre.
