One Team, Not Four Vendors

Most Jackson Hole owners come to us from one of two places. Either they have been managing the house themselves and have run out of patience for the 6am call about a frozen line, or they are paying three separate companies — a rental manager, a caretaker, a cleaning service — and spending their own time making those three talk to each other.

We do it under one roof. Your caretaker and the rental side are the same team, working from the same calendar, which is the difference between a house that is technically managed and a house that is actually ready. Inspections land around bookings. Maintenance happens in the gaps. Nobody is waiting on a vendor to return a call.

We have never viewed homes as inventory. Every property is managed on a plan built for that house and that owner, and the balance between rental income, your own use, and long-term wear on the home is a decision you make, not one we make for you.

Comprehensive Caretaking

For owners who do not rent, or not yet.

Year-round stewardship of the house itself. Weekly inspections against a checklist built for your home, photo-documented reporting, seasonal systems work, vendor oversight and an after-hours number that a person answers. Empty houses in this climate are the ones that develop expensive problems.

Vacation Rental & Caretaking

For owners who rent, and want it handled.

Everything above, plus the rental business: dynamic pricing against live Teton County demand, professional photography and listing, distribution through Vrbo and our own direct booking platform, full guest coordination, turnovers and monthly statements. Because caretaking and rentals run through one team, the commission on this combined program is lower than rental management alone.

What We Handle

The Rental Business

If you rent, this is the part that decides what the year is worth.

Rate Strategy

An industry-standard dynamic pricing platform with our team over the top of it — rates moved against competitor pricing, demand forecasts, seasonal patterns and what is actually happening in the valley that week. Not a nightly figure set in January.

Marketing & Distribution

Professional photography, video and 3D tour, then distribution through Vrbo, our own direct booking site, and relationships with Jackson Hole realtors and luxury travel agencies. Direct bookings carry no third-party commission.

Guest Coordination

Enquiries, vetting, contracts, arrival, and the 24-hour response line. How much of the approval sits with you is your choice — some owners approve every reservation, others set parameters and leave us to it.

Reporting & Payment

Monthly statements issued shortly after month-end with gross revenue, expenses and net proceeds broken out, paid by ACH. The owner portal shows the calendar, bookings, charges and payment history year-round.

Compliance

All rentals comply with Teton County’s 30-night minimum requirement. Permitting, lodging tax and licensing are kept current — this is the part owners most often get wrong on their own.

The Property Itself

Whether you rent or not, the house still has to be looked after.

Weekly Inspections

An interior and exterior walkthrough of roughly ninety minutes: condition, temperatures, accessible mechanical systems, plumbing fixtures, water features and security points. Every visit is photographed and recorded.

A Checklist Built for Your House

Not a generic form. Standard items plus whatever you want looked at each week — a particular valve, a crawlspace, a piece of art, the well house.

Seasonal Systems Work

HVAC servicing, plumbing winterization, roof and gutter management, irrigation blowouts and snow load monitoring, scheduled before the weather rather than after it.

Vendors & Projects

We hold the relationships, arrange access, oversee the work and help review the invoices. You never deal directly with a third-party contractor. We do not perform licensed electrical, plumbing or HVAC repair ourselves — that goes to insured specialists.

Extreme Weather & Emergency

Cold-weather checks through the winter and an after-hours line for burst pipes, heating failures, roof damage and security alerts. Where immediate action is needed to protect the house, we act first and tell you straight away.

Housekeeping & Turnovers

Turnovers between guests and deep cleans between seasons, coordinated against the booking calendar rather than bolted on afterwards.

You and Your Guests

The part that is difficult to put on a list.

Arrival Preparation

Tell us you are coming and the house is warm, stocked and ready — including for your guests when you are not there. This is the single thing owners mention most often.

Owner Concierge

Through our partnership with KEY, the access your guests get is available to you: a chef, a guide, a table that is otherwise full, for your own stays.

The Practical Errands

Groceries and stocking, mail forwarding, vehicle care and transport coordination, belongings and furnishing logistics. Arranged as you need them rather than bundled into a package you do not.

Bill Pay

Optional. We review and pay approved utilities, HOA dues and recurring services, so the house does not generate paperwork for you at all.

Every LPJH property is assigned a dedicated team: a caretaker who physically walks your house each week and knows its systems, and an operations coordinator who is your single point of contact for scheduling, communication and oversight. The same people, every week.

How Billing Works

Billed in Arrears, on Work Actually Done

We do not take upfront deposits or retainers. Invoices go out monthly, after the fact, for work completed. Caretaking runs on a flat monthly fee that covers routine oversight and on-call availability, with anything beyond that billed by the hour. Rental management is a commission on rental income — lower when caretaking runs alongside it, because a house that is already maintained is cheaper to keep rental-ready. We quote your specific structure in the proposal rather than publish numbers that would be wrong for most homes.

No hidden fees is a claim every management company makes. Ask us to walk a real statement through with you line by line — that is the only version of the answer that means anything.

The Real Questions

What Owners Actually Ask

Then do not rent it. A significant share of the homes we look after are never let to anyone — those owners are on comprehensive caretaking, which is a full service with its own scope and reporting, not a consolation prize. And it is worth knowing that Teton County requires a 30-night minimum on rentals in any case, so this is not a market of weekend lettings.

As much or as little as you decide. Some owners approve every reservation request individually; others agree parameters with us and let the team work inside them. Rate strategy, house rules, minimum stays and which work gets approved are all set with you. The owner portal shows the calendar year-round and you enter your own stays and your guests’ directly.

Wear is real and any company telling you otherwise is selling. What we do is document: pre-arrival and post-departure inspections record the condition of the house around every stay, photographed. When damage occurs we manage the claim, coordinate the repair and pursue reimbursement through the security deposit and the booking platform’s protection policy.

We assess how urgent it is, take reasonable steps to protect the house, tell you, document the condition and recommend what should happen next. Where immediate action is necessary we may bring in a qualified vendor before we have your approval — that is a deliberate policy, because a burst line at midnight does not wait for a time zone. Anything that can wait, waits for your answer.

Rental revenue is paid out at month-end following guest checkout. Statements are posted at the start of the following month with gross revenue, expenses and net proceeds itemised, and funds go out by ACH to the account you nominate. Caretaking invoices run the other direction — monthly, in arrears, net 30.

A twelve-month initial term, renewed by mutual agreement, and either side can terminate on ninety days’ written notice. Twelve months is not a lock-in; it is one full cycle of seasons, which is the shortest honest period over which this can be judged. We would rather you left after a year than stayed in something that was not working.

LPJH carries comprehensive property liability insurance. Licensed electrical, plumbing and HVAC work is performed by qualified, insured third-party contractors rather than by us, and we oversee it.

Built from the walkthrough: scope, structure, what it costs, and if you intend to rent, what we think the house will earn by season. A document you can read on your own time.

Execute Agreement

Once the scope and structure are agreed, we finalise the management agreement.

Onboarding & Launch

Photography, listing and marketing begin. In parallel the caretaking team learns the house, documents its systems and builds your inspection checklist.
