We take on a small number of homes each year. This is how that conversation starts.
Before You Start
Whether Your Home Is a Fit
We are deliberately small, and we turn down properties. Not because they are not good houses, but because we will not take on a home we cannot look after to the standard the rest of the portfolio is held to. It is better for both of us to establish that in a phone call than a year in.
Usually a Fit
- Inside Teton County, or Alta and Teton Valley
- Three bedrooms or more, or an exceptional smaller property
- Maintained to a standard a guest paying luxury rates would expect
- An owner who wants a long relationship rather than the highest possible number this season
Usually Not
- Homes needing significant deferred maintenance before they could be let
- Owners wanting rental income without any caretaking in place
- Properties where an HOA prohibits short-term letting
- Anyone whose primary question is who charges the lowest commission
If you are not sure which side of that you fall on, send it anyway. We would rather read an application and say no than have you not ask.
What Happens Next

We read it properly
Not an autoresponder. Someone on the team reads the application and looks the property up.

We call within two business days
A conversation, not a pitch. Mostly us asking questions about the house and how you use it.

We walk the property
In person. Every proposal we write is built from standing in the house, so this step is not optional.

You get a written proposal
Scope, structure, cost, and — if you intend to let it — what we think the house will earn by season. A document you read on your own time.

If a form is not how you want to start, the number reaches the office and the office is small. Ask for whoever is in.
